This award winning two to three storey office and business unit development in South Bristol is a gateway to a wider redevelopment of one of the poorer areas of the city and has provided a positive impact to the local society and economy.

The building provides 40,000 square feet of workspace and an office hub for business start up units, which has provided a springboard for an adjacent large scale residential development, and will bring about significant long term improvement to one of the more impoverished areas of Bristol. The business park fosters enterprise, innovation and job creation in South Bristol in a high quality and exciting environment.

The construction was completed by Midas Construction for Bristol City Council and the Homes and Communities Agency, with whom we have worked to provide an economical and safe design, whilst dealing with some challenging ground conditions on site, and providing a flagship building for the local area.

The £11m scheme was the first of its kind in the area to achieve BREEAM Outstanding which it achieved comfortably by scoring over 93%.  This was of vital importance to the overall client, Bristol City Council, with the building being one its flagship projects during Bristol’s showcase year as European Green Capital.

The project received a number of accolades since completion, such as the 2Degrees ‘best new building’, Eco Green Building in the European Green capital awards, and was highly commended in the BREEAM awards.

The project includes extensive rainwater harvesting, advances sustainable urban drainage, electrical vehicle charging points, a green roof and maximises the use of PV panels across the roof space.

Now fully in use and let, the building units are home to small and medium sized businesses in growth environmental and low carbon sectors, providing advances in their field and bringing about positive changes across a number of business sectors.

Jubb worked through the design in detail to ensure the minimum use of materials in the building structure.  Our first operation was to design and agree the build over detail for a deep water culvert which runs under the site with the local water authority.  We provided a safe and sensible design which was agreeable to both the contractor and the regulatory authority.

We optimised the foundation design by detailed interpretation of the site geotechnical reports to minimise concrete use.  We also worked through the superstructure design to reduce steel and concrete quantities to save both cost and time on site whilst suiting the clients loading requirements for spec space and PV roof panels.
