The Creative Cluster forms part of the wider much needed regeneration of High Street and Strand immediately to the west of Swansea City Centre. A centre piece within the greater £25m Urban Village, the Creative Cluster is the final phase of the development for Coastal Housing Group.

Sited at the heart of the Urban Village redevelopment, the Creative Cluster consists of a new six storey reinforced concrete building and an existing refurbished three storey bonded warehouse.

The development now provides a mixed used space for retail, commercial and residential units. This phase has provided approximately 30,000 square feet of affordable cutting edge space for the creative businesses and performing arts, plus opportunities for a restaurant or café on the ground floor.

During the Victorian era the river Tawe was retrained to its current location, prior to this the bonded warehouse was sited adjacent to the river, serving the docks located at the Strand. Though the building was not listed it is one of very few that survived the bombings during the Second World War, it was therefore deemed important to bring new life to the dilapidated warehouse and integrate with the new.

There were a number of challenges to overcome, particularly in constructing a new building appended to the existing office building built as part of the first phase fronting High Street, the bonded warehouse, multi-storey residential building and contiguous bored piled wall, also constructed as part of the first phase. Requiring a piled foundation and narrow access a number of technical reviews had to be completed to ensure a piling rig could get on to site and provide the necessary pile capacity for the building.
